Case Studies in Action
Strategy. Structure. Stewardship.
At 3P3 Inc., we believe land, capital, and community are sacred assets. When structured properly, they become engines of stability, growth, and generational wealth.
These case studies reflect the three pillars that define our work:
Strategic Estate Planning
Grants Funding & Management
Community-Focused Real Estate Development
Each example demonstrates what becomes possible when vision is matched with structure.
Pillar I: Strategic Estate Planning
Black Family Land Trust (BFLT)
Durham, NC | Southeastern United States
The Challenge
Between 1910 and today, Black families have lost nearly 90% of their land assets, much of it due to heirs’ property — land passed down without a clear will or legal structure. Without formal ownership documentation, property becomes vulnerable to partition sales, forced buyouts, and predatory acquisition.
The Strategy
The Wealth Retention & Asset Protection (WRAP) program transforms “tangled titles” into secure, legally structured assets. Through estate planning, title clearing, and ownership formalization, families regain control of their inheritance.
The Outcome
Land shifts from liability to leverage. Families can:
Use land as collateral
Secure agricultural funding
Develop sustainably
Preserve generational wealth
The 3P3 Alignment
At 3P3 Inc., this is foundational work. Estate planning is not paperwork — it is protection. It is the difference between legacy and loss.
James Grissom, Owner & Principal Consultant, 3P3 Inc.:
“Land without structure is vulnerability. Land with strategy becomes legacy. Our role is to ensure families move from informal inheritance to intentional stewardship — because ownership should empower the next generation, not expose them.”
Whether managing a private estate in North Carolina or structuring multi-generational assets, the principle is the same: clarity creates power.
Pillar II: Grants Funding & Management
New Communities, Inc. – The Resora Reclamation
Albany, Georgia
The Challenge
After losing nearly 6,000 acres in the 1980s due to systemic USDA loan discrimination, this historic collective secured a $12.8 million settlement — the largest in the Pigford v. Glickman case.
The question was no longer whether they had capital. The question was whether they had a strategy.
The Strategy
With disciplined fiscal oversight and mission-aligned reinvestment, the organization acquired 1,600 acres and transformed a former plantation into Resora — a revenue-generating agricultural and retreat destination.
The Outcome
Pecan and citrus production
Eco-tourism revenue streams
Agricultural education
Cultural reclamation
The 3P3 Alignment
Winning funding is one milestone. Managing it strategically is the real work.
James Grissom:
“Capital without governance disappears. Capital with intention multiplies. Our responsibility is to help organizations steward funding in ways that honor both history and future impact.”
Whether navigating grants, settlements, philanthropic funding, or development capital, our approach centers on compliance, sustainability, and measurable impact.
Pillar III: Community-Focused Real Estate Development
Brisa Builders – Ebenezer Plaza
Brooklyn, NY | Brownsville
The Challenge
Faith-based institutions often hold valuable land but lack development infrastructure. Without expertise, properties risk underutilization or displacement-driven acquisition.
The Strategy
Brisa Builders partnered with the Church of God of East Flatbush to deliver a $300M+ mixed-use development including:
500+ units of 100% affordable housing
40,000 sq. ft. sanctuary space
Commercial retail
The Outcome
A community-anchored development that proves affordability and architectural excellence can coexist.
The 3P3 Alignment
This is ethical development at scale — community-controlled, financially viable, and aesthetically modern.
James Grissom:
“Development should never displace identity. When structured properly, real estate becomes a platform for stability, dignity, and economic mobility. Our work exists to ensure growth benefits the community that made it possible.”
From rezoning strategy to partnership structuring to phased development planning, we help landholders move from vision to viable execution.
